PROPERTY DEVEVELOPMENTS
Costa Rica is fast becoming one of the world’s favorite travel destinations. Many of the people who visit this beautiful country decide that they want to either move here permanently or at least own a seasonal home in this paradise. To try and keep up with this demand, many different styles of property developments have been built or are underway.
The most common of the property developments is what is normally referred to as the ‘gated community´ development. These property developments are usually situated along the coastal areas of Costa Rica and cater to North American tastes, styles, and budgets. Property developments of this sort are in high demand because they offer the lifestyle and security that most North Americans expect.
Security is necessary due to the fact that most homeowners in this type of community will be seasonal, so need to feel assured that their homes and belongings are secure in this type of property development. Besides, anyone who has traveled south of the United States has seen that most homeowners live with some kind of security measures, whether they live in an actual property development or just a local neighborhood. Violent crime in Costa Rica is rare, but pilferage could be a problem without the security measures provided for in these types of property developments.
Property Developments in Costa Rica have exploded over the past several years, especially in the coastal regions of the Pacific. Guanacaste, to the north west of Costa Rica, was where the first American boom occurred, and there are myriad price ranges and styles to choose from with the property developments located there. This region, unfortunately, being the first to really be developed, has many examples of deforestation, poor water supply, and completion problems due to improperly issues permits. These issues with these property developments were, on the whole, just a matter of legalities and misunderstandings which have since been resolved. An astute buyer of any land in one of these property developments, however, should always seek good legal advice, verify that full title will be received, and do their research on the property development company.
Property developments in the central Pacific coast, however, are proceeding much more smoothly. Both the developers and the municipalities have learned to work together to provide the much needed economic boon to the area but have also done a much better job of protecting the famous ecological wonders of Costa Rica. The stretch from Jaco Beach to Dominical, for example, has seen many good property developments in the last several years, and pricing has skyrocketed. By North American standards, however, land and building prices for these property developments are still very affordable and continue to rise rapidly.
The price ranges for these property developments depend on a lot of factors: proximity to the ocean, views, lot sizes, etc. Usually property developments close to the ocean have smaller lots for a much higher square meter price than those of property developments further back. One should be aware, however, that property developments on the beach will most likely be concession only, which means that the buyer does not get full title to the land on property developments of this kind.
